BEWARE OF REAL ESTATE SCAMS! READ FOR DETAILS.

Greetings again everyone,

        I've asked a few people from a Facebook group called I grew up in Detroit, "what do they want me talk about?" The most popular answer I received was "how would someone know if the property actually belongs to the individual who is renting a property or if someone is trying pull a scam?" Well, here are the steps that you need to check who owns the home you are renting. 

Steps to check the Property Taxes on any Property in Wayne County

1) If the property that you're thinking about renting is located in Wayne County, you can research the property taxes. To check if the property taxes are current or if the property is on the brink of going into property tax foreclosure, click on this link: http://www.co.wayne.mi.us/treasurer_payonline.htm

2) Once you click the link, you'll be directed to the Wayne County Treasurer website. On that page, scroll down and click the button that states that says "Enter Site". 

3) Then you'll be directed to another webpage. Scroll down and click the button that says "Accept Disclaimer".

4) Once you click that button, you'll be directed to a webpage where you can input any number and street. When you've done that, click the search database button. You'll then get the results of your search. Try the address where you reside and see what comes up.

 What if the Tax Payer's name is an LLC (Limited Liability Company)?

If you research the property taxes on a property and the tax payer's name is an LLC, its as simple as 1-2-3 to figure out who is behind the LLC.

1) First, click on this link: http://www.michigan.gov/lara/0,4601,7-154-35299_61343_35413---,00.html The link will direct you to the Michigan website where you can look up the names of individuals behind  the LLCs and see who is in control.

2) On the right hand side of the screen, there is a section that says "Quick Links". In that section, click on the link that states "Business Entity Search".

3) Thirdly, you'll be directed to another webpage where you can input the name of the LLC into the search box. Once you input the LLC's name into the search box, press "Search".

4) If there is an LLC of the name that you are searching, it will come up. When it does, "click on the name of the LLC".

5) Then, click the link that states "View Document Images".

6) There might be a few documents that pop up, but click on the link that states "Articles of Organization".

7) Lastly, the articles of corporation will pop up. In the document, you will be able to see who is behind the LLC and mail them if necessary.


JUST REMEMBER THAT WHATEVER PROPERTY YOU RESEARCH HAS TO BE IN WAYNE COUNTY. ALSO, THIS SEARCH DOES NOT COST ANY MONEY.
